The Requirements

The legal obligations behind the need for fire doors is outlined in The Regulatory Reform (Fire Safety) Order 2005. This order covers the maintenance of all elements associated with fire safety provisions installed or operating within buildings. Routine inspection and maintenance of fire doors is something that is highlighted as a necessary aspect of maintaining adequate fire safety within buildings. We are BM TRADA certified, which means that our installation team hold the relevant qualifications and credentials required to install, repair, and maintain fire doors.

The Importance

Fire protection is a huge part of fire safety and being able to contain fire in a specific compartment or room can be vital when it comes to giving occupants the right amount of time to escape a blaze and gives the fire service more time to enter the building and tackle the fire efficiently. Fire doors are designed to prevent fire and smoke from spreading throughout a building, making them one of the most important aspects of fire safety for your premises. The problem is that, due to their nature, fire doors are used in a more functional way on a regular basis which puts them at a higher level of risk to damage which compromises the level of fire protection within your premises. Regular inspections and maintenance can ensure that your fire doors are kept in optimum condition to keep your building fully compliant, whilst also preventing any need for fire door replacement.

Fire Door Inspection

Fire doors have a few vital safety features and really can be the difference between life and death. Two of the most important functions fire doors have are:

  • When closed, they form a barrier to stop the spread of fire.
  • When opened, they provide a means of escape.

Because of their importance in protecting lives, it is imperative that fire doors receive regular inspections – frequency is likely to depend on many factors, including the age and condition of the door.

It has been suggested that a minimum quarterly inspection rule may be applied when the new Fire Safety Bill is implemented, recommended in Phase One of the Grenfell Tower Inquiry. Worryingly, the Fire Door Inspection Scheme (FDIS) recently highlighted that three quarters of all fire doors inspected in 2019 were condemned as not fit for purpose.

If you own a commercial or non-domestic property, there are strict regulations and guidelines to follow, ensuring the doors can withstand certain heats. Fire doors should always be fitted correctly by a competent installer, as they’re a carefully engineered fire safety device.

Under the Regulatory Reform (Fire Safety) Order 2005 (FSO), landlords have a responsibility to ensure their properties and tenants are safe. The ‘responsible person’ has a legal responsibility under the FDO and can be criminally prosecuted if they do not fulfil their duties. The responsible extends to the requirement for a fire risk assessment in all non-domestic buildings, including the common parts of flats or houses which multiple occupancies.

Fire Door Installation

Fire door installation is performed by our skilled team of joiners who hold BM TRADA Q-Mark qualifications, allowing them to both install new fire doors and carry out maintenance and repair work to existing fire door installations. These qualifications ensure our team of fire door installers follows industry-accepted guidance to provide fire door installation that is compliant with all fire door codes of practice.

From the initial survey through to the installation, every single one of our clients can rest easy knowing that all fire doors installed by us, are installed to match the manufacturer’s full instructions, ensuring they will perform as expected in the event of a fire.

For every door we install and certify we would place a Q-Mark gold tree plug or Q-mark gold label on the door to prove that it has been installed under BM Trada Q-Mark scheme for Fire Door Installation. Jupiter Fire Doors services will provide you with a step-by-step evidential photographic audit in PDF format. This can be downloaded and stored where you like, this then can be used as your door installation log record for future audits.

Fire Door Maintenance

Fire door maintenance is vital to ensure that, without the need to replace your existing fire doors, you are able to maintain your compliance with the existing fire safety legislation. It is essential for a fire door to perform as intended in the event of a fire. Everyday use of fire doors can result in slight alterations to the door and its surroundings, and this can affect the performance of the door in the event of a fire. Regular inspections by a competent person will ensure the identification of any defects to the fire door that need to be addressed through maintenance.

Most fire deaths are not caused by burns, but by smoke inhalation. Often smoke incapacitates so quickly that people are overcome and can’t make it to an otherwise accessible exit. It is a legal requirement to ensure that fire doors are correctly installed and adequately maintained in order for them to be fit for purpose. It is imperative that periodic checks are carried out at least every six months.

Once doors have been assessed and are compliant, we can issue certification under our BM Trada Q-Mark scheme for Fire Door Maintenance.

For every door we maintain and certify we would place a grade label on the door, to prove that it has been maintained. Jupiter Fire Door Maintenance services will provide you with a step-by-step evidential photographic audit in PDF format, which you can download and store where you like. This then can be used as your maintenance log record for future audits.

We take the risk of non-compliance away from our customers and manage the whole process ensuring our clients are fully compliant with the RRFSO (Regulatory Reform Fire Safety order 2005).

Fire Door Aftercare

Fire doors are constantly in use and it’s this that leads to the loss of integrity over time, causing failure in the event of a fire. The exact environment of the installation, amount of use, and potential of damage all play their part in determining the length of time that a fire door is compliant after it has been installed (or repaired). As part of our service, we offer an ongoing aftercare service to ensure that your fire doors remain fully compliant, considering your own individual usage to form a bespoke inspection and maintenance plan.
